The layout, room by room

The three bedrooms sit in a row along the front of the flat, each with a wide three-quarter-height window. The master bedroom is the end room, with a second side window and a small entry nook off the corridor, and the two bathrooms sit side by side behind the bedrooms.

The living room is set back about 1.3 m from the bedroom windows, behind a deep pier, and runs from its 2.4 m window back to the entrance. The kitchen has walls on three sides but none to the dining area, where HDB draws a dashed line. The service yard is behind it through a folding door, and the household shelter sits beside the front door.

Styled as a Japandi showflat

Bare BTO flats are hard to read, so we staged this one the way a developer would stage a showflat: warm oak floors, fluted oak on the TV wall, a bouclé sofa, a paper lantern over the dining table and hidden cove lighting in the living room and bedrooms. The bathrooms are in a travertine-look stone.

HDB hands these flats over with vinyl strip flooring in the bedrooms and porcelain tiles in the living and dining room, kitchen, yard and bathrooms, so the floors are done when you collect the keys. The oak in the model is our styling.

Doors are sliding or slide-and-swing wherever the walls allow, which keeps the small rooms feeling open. This is one direction for this layout; we can stage your unit to your own taste or to your interior designer's plan.

About Sembawang Portico

Sembawang Portico is a Standard BTO project in Sembawang, launched in HDB's June 2026 sales exercise. It is bounded by Admiralty Lane and Sembawang Drive, with Sembawang station on the North-South Line, Sun Plaza, Sembawang Mart and Bukit Canberra nearby.

Three 26-storey blocks hold 875 flats: 200 2-room Flexi, 100 3-room, 300 4-room and 275 5-room flats. One block also has 50 rental flats. The name comes from the portico of the area's black-and-white colonial bungalows. The multi-storey car park has a preschool on the ground floor and a rooftop garden with fitness facilities and a community garden, and there are playgrounds and fitness corners for adults and the elderly.

These are Shorter Waiting Time flats, with an estimated wait of 31 months. Unlike most BTO flats, they come with floor finishes, internal doors and sanitary fittings: in the 4-room flats, vinyl strip flooring in the bedrooms and tiles in the living and dining room, kitchen, service yard and bathrooms. As a Standard project, it has a 5-year minimum occupation period and no subsidy recovery. HDB's indicative prices for the 4-room flats were $320,000 to $437,000 before grants, including those finishes.
